- ÍtemAjuste al modelo clásico valuatorio inmobiliario mediante la incorporación del componente ambiental en el proyecto POB-UF3 mediante muestreo PPT(Fundación Universitaria Los Libertadores. Sede Bogotá., ) Gómez Páez, Diego; Suelta Gaitán, Henry Alberto; Rodríguez Pinzón, Heivar YesidThe land is a natural resource that has existed since time immemorial, it is therefore not a good that is produced or manufactured, which is why, since it is a pre-existing commodity, its quantification, weighting or determination of value becomes complex, for This is essential to have methodologies that explain the value of this resource. It should be noted that the land, like most of the assets that make up a property, are real estate (buildings, crops, plantations, among others) that are part of the asset to its owner. In a negotiation process under the market standard, the value of the asset will be the result of the independent analysis obtained to the land and the construction if it exists and part of the classic model. However, in these processes it often appears within the inventory of goods to be acquired by the buyer, environmental goods such as ecosystems which do not have adequate methodologies that correspond to the valuation principles of a negotiation, a situation that distorts the final value and that In the end, by not incorporating the value into this variable, the equity of its owners decreases, as does the environmental asset of the company as a whole. This project is formulated with the purpose of demonstrating the need to incorporate into the classic real estate valuation model, a variable that is considered independent from those included conventionally. In property negotiation processes for different projects that involve voluntary alienation or expropriation, and in areas that, due to their environmental wealth or geographical location, their intervention is necessary, what is the effect of not incorporating the environmental variable into an appraisal? Taking into account that an ecosystem from an environmental point of view is a biological system made up of living beings and the natural environment in which they live, how can a reference value be established to be incorporated into a valuation report?
